Community Improvement Corporation Minutes 04/24/2012
COMMUNITY IMPROVEMENT CORPORATION MEETING
Thursday, April 24, 2012 at 7:30AM

Evendale Municipal Building, 10500 Reading Road, Evendale, Ohio

Attendees:      Hugh McKinnon, Jeff Albrinck, Bob Szczur, Dave Harwood, Al Pearlman, Chris Patterson, and Jack Cameron.

Recurring Business:

1.      Approval of Minutes from March 20, 2012 Meeting (No quorum present to vote.  Albrinck left early and minutes were delayed until the end of the meeting).

2.      Economic Development update.
a.      Jack distributed plans which Menards had presented to Planning Commission the previous Thursday.  CIC had asked previously to discuss the possibility of Menards if they desired to locate at Evendale Commons.  CIC was in favor of Menards on the site but had two main concerns.  The 14 foot high treated lumber wall surrounding 2/3 of the site was unattractive and the building materials did not seem to be the same level of the existing buildings already in the development.  The consensus was that the Menards building and site needed to fit in with the development.  Jack explained that Planning Commission had noted similar things and was not sure how Menards would respond to the concerns.  CIC suggested that if Menards was a desirable retail tenant and the Village wanted to see it happen bad enough, the Village might consider some way to defer some of the additional cost for aesthetic improvements.
b.      Jack noted that recent articles had appeared in the paper about the idea of the County pursuing a regional crime lab to replace, what the County Coroner and Prosecutor are calling obsolete and bad conditions.  Although the County Commissioners are not actively pursuing a replacement to the existing facility, Jack suggested it might be useful to send them a letter offering consideration of Village Landing area should the conversation get more serious.  CIC supported the idea of sending a letter to the County Commissioners and asked Jack to send such a letter.

1.      Business Ready Evendale Strategy action item update including; zoning code revision status, website, etc. – Zoning Code Working Group activity has concluded and the Zoning Code revision is at the Planning Commission stage.

2.      Village Landing – no report.

3.      Village Crossings – talks continue between the Evendale Medical Center and Al. Neyer Inc. and something should be forthcoming in the near future.

Other:

1.      Dave Harwood had the recent advertisement for Gold Medal Products division manager for paper processing.  Jack suggested that CIC consider possible incentives for Gold Medal Products.  The recent job advertisement is consistent with Gold Medal’s recent conversation about expansion and they are actively looking for an existing building.  Since traditional incentives are based on new investment and jobs, Gold Medal would not qualify for any incentives that would impact their decision making.  Jack asked if CIC would support an incentive based on retention of what is already here with a commitment on the new investment AND keeping their headquarters and existing operations in Evendale.  CIC was very supportive of considering this type of incentive and asked that Jack express this to Gold Medal.

2.      CIC recommended that the Village pursue demolishing the former Fifth Third building on St. Rita Lane.
